Job description
As a High-Rise Project Manager at Sansiri PLC, you will lead the management of our high-rise projects in Thailand, overseeing every phase from pre-construction to post-construction. With a focus on real estate development, we are seeking a candidate with 5-7 years of experience, preferably in high-rise projects. You will be responsible for ensuring the successful execution of high-rise developments, including obtaining regulatory approvals, managing construction progress, and delivering exceptional after-sales services.
Responsibilities:
Pre-Construction Phase:
- Collaborate with relevant stakeholders to obtain necessary approvals, including EIA approvals.
- Conduct thorough feasibility studies and site assessments to ensure project viability.
- Develop comprehensive project plans, timelines, and budgets in alignment with company objectives.
- Coordinate with design and engineering teams to ensure project designs meet regulatory requirements and company standards.
Construction Phase:
- Oversee the construction process to ensure adherence to project timelines, budget, and quality standards.
- Regularly inspect construction sites, addressing any issues or concerns promptly.
- Liaise with construction contractors and vendors, providing guidance and support as needed.
- Monitor and report on project progress to stakeholders, including senior management.
Post-Construction Phase (After Sales):
- Coordinate with the sales and marketing teams to facilitate unit sales and occupancy.
- Address customer inquiries, complaints, and issues in a timely and professional manner.
- Implement effective after-sales services to ensure customer satisfaction and retention.
- Conduct post-project evaluations to identify areas for improvement and implement corrective measures as necessary.
General Management:
- Manage project budgets, expenditures, and financial reporting.
- Lead and motivate project teams, fostering a collaborative and productive work environment.
- Ensure compliance with all relevant regulations, codes, and standards.
- Prepare regular progress reports and presentations for senior management.
Qualifications
- Bachelor's degree in Civil Engineering, Construction Management, or related field (Master's degree preferred).
- 5-7 years of experience in project management, with a focus on high-rise construction projects, preferably in the real estate industry.
- Knowledge or experience in Environmental Impact Assessment (EIA) approvals.
- In-depth knowledge of high-rise construction methodologies, regulations, and best practices.
- Strong leadership, communication, and interpersonal skills, with the ability to effectively collaborate with diverse stakeholders.
- Proficiency in project management software and Microsoft Office suite.
